Garage door repair in El Cajon

East on the 8 from Normal Heights. Ranch-house garages, valley heat and doors that have been opened a lot of times: the springs and opener parts for them ride on my truck.

Garage doors in El Cajon

El Cajon is named for the box-shaped valley it sits in, about 17 miles east of downtown San Diego. It was citrus groves and vineyards until the postwar boom. In the 1950s the population went from about 5,600 to more than 37,000, and the farmland gave way to neighborhoods through the 50s and 60s. A lot of the houses from that stretch are single-story ranch homes with attached garages, and many of those doors and openers have been replaced or patched more than once.

The valley gets hot. August highs average close to 89 degrees, the hottest days top 100, and El Cajon recorded 114 in September 2020. Summer nights cool off a lot, so the day-to-night swing runs around 24 degrees.

What I check first

  1. 1

    Diagnose

I look at the whole door, not just the broken part: springs, cables, drums, rollers, hinges, track and the opener. On a spring job I measure the old spring: wire size, length, inside diameter and wind.

  2. 2

    Explain

I show you what broke and why, then give you the price before I touch anything. Say no and I pack up. No trip fee, no pressure.

  3. 3

    Repair

A spring sized to your door, from the truck. I balance the door, run it through full cycles, reset the opener's force limits and lube the moving parts before I leave.

Why El Cajon doors wear out

That big daily temperature swing works the steel in a spring the way bending a paperclip does, and a garage that faces the afternoon sun goes through it every day from June to October. Heat also dries out bottom seals, so the rubber cracks and lets dust and critters in.

Older houses add their own wear. A door from the 60s or 70s may still be running on extension springs along the tracks, sometimes with safety cables that are frayed, damaged or missing pieces. Some openers are old enough to predate the 1993 federal rule that made reversing sensors or safety edges standard. Those are the two things I check first on any El Cajon call, because they're about safety, not just convenience.

Spring snapped? I can usually come today or tomorrow.

"I had an entire motor replaced and a new one installed so the garage door would lift and open without loud noise."

El Cajon questions

Does the El Cajon heat really wear out garage doors faster?

It speeds things up. Springs, rubber seals and plastic opener gears all age faster in a hot garage. A yearly tune-up catches most of it early.

My ranch house has springs along the tracks, not above the door. Is that a problem?

Those are extension springs. They're fine if the safety cables running through them are in good shape. I check those cables on every extension-spring job and replace them if they're broken or damaged.

My opener doesn't have those little sensors by the floor. Do I need them?

Openers made since 1993 have to have sensors or a safety edge that reverses the door. If yours has neither, it's old enough that I'd talk to you about replacing it.
