Garage doors in La Mesa

La Mesa sits on the rolling hills and mesa tablelands between San Diego and El Cajon, about 10 miles in from the ocean. The town started becoming a residential community in 1906, when about 1,000 lots were laid out in central La Mesa. The real growth came after World War II, when the city spread north and west of the old downtown and passed 50,000 residents by 1980.

That gives you two kinds of garages. Near the Village, some are older and smaller. Across most of the city, they're postwar attached garages, now on their third or fourth door or opener. Up toward Grossmont and Mount Helix, the streets get narrow and curving, the lots are steep, and garages are often cut into the slope with short driveways.

What I check first

  1. 1

    Diagnose

I look at the whole door, not just the broken part: springs, cables, drums, rollers, hinges, track and the opener. On a spring job I measure the old spring: wire size, length, inside diameter and wind.

  2. 2

    Explain

I show you what broke and why, then give you the price before I touch anything. Say no and I pack up. No trip fee, no pressure.

  3. 3

    Repair

A spring sized to your door, from the truck. I balance the door, run it through full cycles, reset the opener's force limits and lube the moving parts before I leave.

Why La Mesa doors wear out

Hills, mainly. On a sloped lot the garage floor often isn't level, so the bottom of the door meets the concrete at an angle. The door twists a little every time it closes, the bottom seal wears unevenly, and the opener's force setting gets cranked up to make it seal. Over time that loosens hinges and wears the rollers.

La Mesa is also warmer than the coast in summer, with average highs that run from the upper 70s into the low 90s. And a lot of its doors were replaced at some point with whatever was on sale that week, so the springs and the opener aren't always matched to the door that's actually hanging there.

Spring snapped? I can usually come today or tomorrow.

La Mesa questions

Can you get up to the hillside streets near Mount Helix?

Yes. The roads are narrow and curvy, but I park where I can and carry the parts in. Short, steep driveways don't stop me.

My garage floor slopes and the door leaves a gap on one side. Can that be fixed?

Usually. A thicker or tapered bottom seal and a proper adjustment closes most gaps. If the door itself is twisted, I'll show you.

How fast can you get to La Mesa?

15 to 20 minutes from Normal Heights. Same-day is normal if you call before noon.

Do you install new doors in La Mesa?

Yes. I install Clopay and First UDT doors and LiftMaster openers. Free estimate, and I'll measure before I quote.
