Ten minutes from my base in Normal Heights. Alley garages, low headroom, doors that have been there for decades: I carry the parts for exactly these.

Garage doors in North Park

Most of North Park was built between the 1910s and the 1930s, when the streetcar reached it: Craftsman bungalows, Spanish-style cottages and the odd Prairie-style house, with blocks like the Dryden historic district still largely intact. A lot of the garages from that era are detached, sit off the alley behind the house, and were sized for much smaller cars, so headroom and side room are tight.

Then there's the newer layer. The 1960s to 80s brought the boxy apartment buildings locals call six-packs, often with tuck-under parking. More recently, garages across the neighborhood are being converted to ADUs or rebuilt, and the openers on those were often put in fast.

What that means for you: I bring low-headroom track and brackets, quiet nylon rollers, and I don't force a door through a tight alley opening. North Park is ZIP 92104.

What I check first

  1. 1

    Diagnose

I look at the whole door, not just the broken part: springs, cables, drums, rollers, hinges, track and the opener. On a spring job I measure the old spring: wire size, length, inside diameter and wind.

  2. 2

    Explain

I show you what broke and why, then give you the price before I touch anything. Say no and I pack up. No trip fee, no pressure.

  3. 3

    Repair

A spring sized to your door, from the truck. I balance the door, run it through full cycles, reset the opener's force limits and lube the moving parts before I leave.

Why North Park doors wear out

Age, mostly. An original wood door has been through a century of marine-layer mornings and dry afternoons, and the wood swells, shrinks and gets heavier as it soaks up paint and moisture. A heavier door wears springs and openers faster than the spring was ever sized for.

Alleys are the other thing. Doors that open straight onto a narrow alley get clipped by bins and bumpers, and a small dent in a bottom panel is enough to make a door bind in the track. If yours scrapes or shudders, that's usually where to look first.

Spring snapped? I can usually come today or tomorrow.

North Park questions

Do you work on detached alley garages in North Park?

All the time. I park in the alley, and if the opening is tight I bring the parts in by hand. Low-headroom track and brackets are on the truck.

My door is a one-piece tilt-up. Can you still fix it?

Yes. The springs and pivot hardware are different from a sectional door, but I service them. If the door itself is rotted, I'll tell you honestly whether a repair is worth it.

Can you make an old wood door quieter?

Usually. Nylon rollers, new hinges, fresh lube and a proper balance take most of the racket out. If the opener is the loud part, a belt drive replaces a chain.

How fast can you get to North Park?

I'm based in Normal Heights, so 5 to 10 minutes. Same-day is normal if you call in the morning.

Do I need my HOA's approval for a shared garage?

For repairs, no. For a new door on a shared building, the HOA usually wants to approve the style. I can send them what they need.
