Golden Hill opener quit on you?

A door that starts down and reverses for no reason, a motor that hums without moving, a remote that only works from the curb: those are the calls I get. For garage door opener repair in Golden Hill, call (619) 930-7869. I'm 10 to 15 minutes from Normal Heights.

Golden Hill is mostly older than the car, and many of its big houses were turned into apartments after World War II. So garages here are often tucked under buildings or added onto slopes, with low ceilings and floors that aren't level. Openers in those spots get mounted wherever they fit, and they don't always fit well.

What I check first

  1. 1

    Diagnose

I pull the release and lift the door by hand. If it's heavy or drifts, the springs come first. Then the gear, trolley, sensors, limits, board, outlet and remotes, in that order.

  2. 2

    Explain

I show you the part that failed, tell you whether repairing it makes sense for the age of your unit, and give you the price before I start. If it's close, you get both prices.

  3. 3

    Repair

Part from the truck, limits and force reset, sensors aligned, remotes and keypad programmed, then I run the door with you watching and test the auto-reverse.

Golden Hill garages are hard on openers

Uneven floors confuse the opener. When the door touches down on one side first, the opener reads it as an obstacle and reverses, or the close limit gets set so far down that the door slams. I set the limits and force for the floor you actually have.

Low ceilings in tuck-under garages often need low-headroom track before any opener goes in. I carry that hardware and I'll tell you which opener fits. A side-mount (jackshaft) opener keeps the ceiling clear on a standard door, but it needs standard track, so it's not the answer for a truly low garage.

Sensors on a slope get knocked out of line easily, especially in shared garages with tight parking. A sensor a few degrees off makes the door refuse to close. Usually that's a quick fix.

How I leave the opener

Limits set so the door seals without slamming, force low enough to reverse on contact, sensors aimed and tight, and every remote working.

Spring snapped? I can usually come today or tomorrow.

Golden Hill opener questions

My door reverses right before it closes. Why?

On a sloped floor it's often the close limit or force setting, or a sensor that got bumped. I'll adjust it for your floor.

Can I put a side-mount opener in a tuck-under garage?

Only if the door runs on standard-radius track. On low-headroom track, a side-mount won't close the door all the way. I carry low-headroom hardware, and for the tightest garages I install Marantec. I'll tell you what fits.

Can you set up openers for several units in one building?

Yes, residential buildings. I can program remotes and keypads for each unit.

Do you install openers other than LiftMaster?

Mostly LiftMaster. When a garage is too tight for a standard rail, I install Marantec, which makes openers for tight spaces. I repair most major brands, and I'll tell you honestly if yours is worth fixing.
