Opener trouble in a South Park garage

South Park was laid out around the 1906 streetcar line, and most of its notable homes date from 1905 to 1930. Garages from that era are small, often with little space between the top of the door and the ceiling. Many hold heavy wood doors, and an opener lifting a heavy door in a tight space works hard for its whole life.
What I check first
- 1
Diagnose
I pull the release and lift the door by hand. If it's heavy or drifts, the springs come first. Then the gear, trolley, sensors, limits, board, outlet and remotes, in that order.
- 2
Explain
I show you the part that failed, tell you whether repairing it makes sense for the age of your unit, and give you the price before I start. If it's close, you get both prices.
- 3
Repair
Part from the truck, limits and force reset, sensors aligned, remotes and keypad programmed, then I run the door with you watching and test the auto-reverse.
Why openers struggle in South Park
Weight. A wood or carriage-style door is heavy, and if the springs aren't sized right, the opener does the lifting the springs should. The motor runs hot, the gear wears and the force settings get turned up until the door crushes anything in its way. I fix the balance first, then set the opener. For the heaviest wood doors, I special-order a heavy-duty LiftMaster.
Space. A standard ceiling opener needs room above the door. Where that's missing, the door usually needs low-headroom track, and I'll tell you what opener works with it. On a standard door, a side-mount (jackshaft) opener mounts beside the door on the torsion bar, frees up the ceiling and runs quiet. It's a special order.
Noise. Some garages share a wall with a bedroom, or have an ADU above them. A belt-drive LiftMaster is far quieter than an old chain drive.

What a good fit looks like
An opener mounted to suit the space, a door that's balanced so the motor isn't lifting dead weight, and force limits set so it reverses gently.
Spring snapped? I can usually come today or tomorrow.

South Park opener questions
My garage has almost no room above the door. Can I still have an opener?
Usually, yes. Tight garages like these often need low-headroom track and hardware, which I carry. I'll look at the space and tell you which opener setup fits.
Can you make my opener quieter? There's a bedroom next to the garage.
A belt drive is the big change. New nylon rollers and a balanced door help too.
Will a new door work with my old opener?
Not if the old opener has no battery backup. Since 2019, California law doesn't allow a replacement door to be hooked up to one. I'll check.
Does adding an opener need historic-district approval?
An opener inside the garage doesn't change the street view, so normally no. A new door style might. Check with the city if you're unsure.
Do you charge to come out?
No trip fee and the estimate is free.
