Garage door opener repair in University Heights

Five to ten minutes from my base. Small, low alley garages and garages under rear units need the right opener, not whatever box was on the shelf.

Opener trouble in University Heights?

The light blinks and the door won't close, the motor grinds, or the remote quit for good. For garage door opener repair in University Heights, call me at (619) 930-7869. I'll tell you over the phone whether it sounds like a repair or a replacement, and I'll confirm it in person.

Most homes here are Craftsman houses from the 1910s, on narrow lots with the garage at the back off a 20-foot alley. Those garages were built for much smaller cars, so headroom is short and a ceiling-mount opener can hang low enough to scrape a roof rack. I carry low-headroom track and hardware, and I'll tell you which opener fits the garage. And around Park Boulevard, many bungalow courts got rear units added after World War II, so some garages sit right next to where people live.

What I check first

  1. 1

    Diagnose

I pull the release and lift the door by hand. If it's heavy or drifts, the springs come first. Then the gear, trolley, sensors, limits, board, outlet and remotes, in that order.

  2. 2

    Explain

I show you the part that failed, tell you whether repairing it makes sense for the age of your unit, and give you the price before I start. If it's close, you get both prices.

  3. 3

    Repair

Part from the truck, limits and force reset, sensors aligned, remotes and keypad programmed, then I run the door with you watching and test the auto-reverse.

What I find on openers here

Old chain drives. I still see openers from before the 1993 safety rules, with no photo-eye sensors and a reverse that doesn't work. They'll close on a bike, a dog or a kid. That's not a repair job; I'll replace it with a LiftMaster that has sensors and a battery.

Converted garages. When part of a garage becomes a studio or the garage shares a wall with a rear unit, the opener is suddenly next to someone's bed. A belt drive or a side-mount (jackshaft) unit is much quieter than the old chain, and I can set the lights and timing so it isn't a bother at night.

Alley access. A keypad on the alley side means nobody has to dig for a remote, and it helps when several households share the garage.

What a finished opener job looks like

Opener mounted where it clears your car, sensors tested at floor level, the door reversing on contact, a keypad on the alley side, and the old unit gone.

Spring snapped? I can usually come today or tomorrow.

University Heights opener questions

My garage ceiling is low. Will an opener fit?

Usually. Low garages often need low-headroom track and hardware first, and I carry it. I'll look and tell you which opener setup fits your garage.

Is an old opener with no sensors dangerous?

It can be. Openers made before 1993 often have no way to reverse if something's under the door. I'd replace it.

Someone lives in the unit next to our garage. Can the opener be quieter?

Yes. A belt drive or a side-mount (jackshaft) opener makes a lot less noise than a chain drive, and new rollers help too. A belt drive is the less expensive of the two; a side-mount is a special order.

Can you add a keypad on the alley side?

Yes. A wireless keypad mounts outside the door and works with most LiftMaster openers.
