What I check first

  1. 1

    Diagnose

I pull the release and lift the door by hand. If it's heavy or drifts, the springs come first. Then the gear, trolley, sensors, limits, board, outlet and remotes, in that order.

  2. 2

    Explain

I show you the part that failed, tell you whether repairing it makes sense for the age of your unit, and give you the price before I start. If it's close, you get both prices.

  3. 3

    Repair

Part from the truck, limits and force reset, sensors aligned, remotes and keypad programmed, then I run the door with you watching and test the auto-reverse.

Two kinds of opener problems in Chula Vista

East of the 805, in neighborhoods like Eastlake, Rancho del Rey and Otay Ranch, most homes were built from the late 1980s on, often with the same builder-grade chain-drive opener in every garage on the block. A lot of those are now 20 years old or more. The usual failures are a worn trolley, a stripped gear or a logic board that's had enough. HOA neighborhoods with garages close together also notice noise, which is why I usually suggest a belt drive when an opener has to go.

West of the 805, closer to San Diego Bay, salt air is the problem. It rusts the chain, the rail and the steel brackets that hold the photo-eye sensors, and corroded wiring at the sensors causes a lot of doors that won't close. Cleaning and protecting those parts, or replacing a rusted rail, often brings an opener back.

Any new opener I install has a battery backup, which California has required since 2019, and I'll set up a keypad and the phone app if you want them.

Chula Vista opener questions

Do I need HOA approval to replace my opener in Eastlake or Otay Ranch?

Usually not, since it's inside the garage. A new door is different; most HOAs want to approve those. Check your CC&Rs or ask me.

My sensors keep failing and I live near the bay. Why?

Salt air corrodes the sensor wires and brackets. I'll clean or replace them and run the wiring where it's protected.

Why is my builder opener so loud?

Most are chain drives with metal on metal. Lube and a tune-up help. A belt drive is the real fix if it bothers you.

Can I get a keypad and app control?

Yes. New LiftMaster openers have Wi-Fi built in, and I'll set up a keypad outside the door on the same visit.
